Simrik ji, every thing is affected by many factors. I am just talking about one factor here.

What about other factors?
What about the uneven development, centralization?
What about the civil war we just went through?
What about the growing urbanization as it happens in all developing society?
What about historical attraction to real estate as opposed to share market as a means to build wealth?
For uneducated mass, land investment looks like better options than a very manipulated exchange.
I think other factors are at play too.

Cause of collateral, Land becomes more useful than just farming or housing. And when people need money, instead of selling it, they could take loan instead.

Rising ji, I don't think land prices are high because of them being used as collateral. Why do you think so?

Our biddwan fiance minister as well as many complains about land price to be artificially too high.

Why would not it be? When the main collateral bfis take is land.

Let Bfis take share as collateral for other form of loan other than share loan too.
