If Real Estate Price crashes it will create a Big Havoc in Nepal !!! whose magnitude will be bigger then the 12 Baisakh Earth quake !!!

- Majority of Nepalese dont understand share and they dont know that Share is long term investment and it is a wealth. In the world, Share is the most important wealth, far more important, valued than land, gold, currency, bonds etc.

- I believe Value of land is some what over priced. But ...

- But since, there is a culture in Nepal that teaches public that Land is a wealth so even though Dr.Yuraj k or any other may spread negative about land, majority wont sell it and they wont sell it at discounted price. So Price may not go up much but come down and will never collapse unless there is war or many try to migrate.

- I support wealth. I believe wealth is major contributor behind economy, investment, market economy so I do support Land too.

- Land loan should not be stopped or reduced, but govt should make sure price of land dont increase cause of middle man. One way is, preventing selling of land for 4/5 year. and Preventing division of land below half ropani.

- Demand and supply. Cause Nepal now has 7 states, so I think demand for land will increase in 4 more cities/capital which will increase the supply of valuable land. So now, land price in current major cities may not increase like they used to be for a few years.

- In short, Wealth(land) is important for economy, Cause of Nepalese mentality price wont fall, real state loan should not be curbed, price is somewhat high.



Since, I am not interested in Land like I care about share, I dont want to talk much about land and neither want to say too much negative.

In real state market,

One Officer said, Real state is now expired because of 18ft. Road everywhere in valley due to access Fire ambulance.

most of real state business is plotting, but now 2 side road in plotting that is finished 2/3 aana. many broker suffer from this govn action and not been applied it task is applying future in real state. so, now real state investors mission has sell and hold.

so, slowly they are exiting real state and searching new investment platform.

The retail investors (karobaris) of the market should not be blamed too much, bajarguru ji. They are the
pulse of market. They have not so much capacity to collepse the market. The real capacity is with wholesellers.
The wholesellers of our market are seasonal players.They enter in real estate around the Dashain and come back
to stock market with new year.So the market always makes low level in winter season and high level mostly
in August/sept. months. Then be optimistic, the good days ahead. They are coming.
